Real Data. Real Life. Your San Antonio & Hill Country Housing Intelligence Hub.

Let’s face it: trying to make sense of the real estate market by reading national headlines is a headache. What’s happening in New York or California isn’t what’s happening on the ground here in San Antonio, Helotes, or Boerne.

That is exactly why we built this blog.

We cut through the noise to bring you the real numbers that impact your wallet and your lifestyle. This isn’t just a list of stats—it’s your hyper-local guide to finding your perfect place in our community. From monthly subdivision price breakdowns to local neighborhood happenings and military relocation strategies, we’ve got you covered.

The Market Isn’t Bad - Your Agent Just Sucks!

The Market Isn’t Bad—Your Agent Just Sucks!

Let’s skip the corporate real estate fluff and get straight to the point: The 2026 San Antonio housing market is completely fine. If your house has been sitting forever, or if you keep losing out on properties, it’s not "the market"—your agent just sucks.

For the last few years, a lot of order-taker agents got lazy. They put a sign in the yard, uploaded cell phone photos to the MLS, and watched properties fly off the market in 48 hours. Now that the market has normalized into a balanced, tactical playing field, those same agents are crying about national headlines and blaming interest rates because they don’t actually know how to strategize.

If you are a local homeowner tracking your equity, or a military family PCSing into the San Antonio metroplex, you deserve the ground truth. Let’s look at what the San Antonio Board of REALTORS® (SABOR) and local MLS data actually show for mid-2026.

The Mid-2026 Ground Truth: By the Numbers

The market isn’t crashing—it’s stabilizing. Across the greater San Antonio area, we are looking at a beautifully balanced market that offers clear opportunities for both buyers and sellers if you know how to navigate the terrain.

Region / City Mid-2026 Median Price The On-The-Ground Reality
San Antonio Metro $306,000 Sales are actually up 5% year-over-year. Metro inventory has expanded to 6.14 months of supply, giving buyers leverage they haven't seen in a decade.
Helotes (78023) ~$469,000 Massive resale demand fueled by NISD schools. Move-in ready homes near Bandera Rd are moving quickly, but overpricing is getting punished.
Boerne (78006 / 78015) ~$558,000 The luxury and acreage flagship of the Hill Country. Inventory is hovering around 5.6 months; sellers are securing 97-98% of list price if marketed correctly.
Schertz & Cibolo ~$315,000 The screaming-hot Northeast military corridor. Active listings are being snapped up fast by buyers looking for an easy commute to Randolph AFB.
New Braunfels ~$400,000 Comal County is remaining incredibly resilient with steady buyer volume, transitioning beautifully into a balanced marketplace.

🛑 The "Days on Market" Myth

Metro-wide, homes are averaging 83 days on the market right now. Lazy agents use this stat to scare sellers into massive price drops. Don’t fall for it.

A higher average "Days on Market" simply means buyers have choices again and aren't panic-buying on day one. Well-staged, aggressively marketed, and correctly priced homes are still going pending in under 35 days.

🎖️ Military Families & Veterans: This Is Your Buying Window

If you are active-duty or a veteran PCSing to JBSA-Lackland, Fort Sam Houston, or Camp Bullis this season, this is the healthiest market you could ask for.

During the pandemic-era frenzy, sellers were rejecting VA loans because they didn't want to deal with VA appraisal guidelines or wait for structural timelines. Today, the power has shifted back to you. With 6.14 months of total inventory across the metro area, sellers are highly motivated.

As a 20-year Air Force veteran, here is how I help my military clients dominate this specific 2026 market layout:

  • Negotiating Seller Concessions: We aren't just using your zero-down VA entitlement; we are getting sellers to pay for temporary rate buy-downs and covering your closing costs.

  • The Texas Veteran Property Tax Hack: If you have a VA disability rating of 100%, you are entirely exempt from Texas property taxes. In high-tax areas like Bexar and Comal counties, this fundamentally alters your purchasing power, letting you buy a much larger home in places like Boerne or Helotes for the same monthly payment.

  • Virtual Tactical Execution: If you’re still out-of-state clearing your last station, we don't wait. We do deep-dive virtual walkthroughs, neighborhood safety routing, and school district assessments so you close seamlessly right as your boots hit the ground.

Sellers: Stop Guessing. Buyers: Stop Waiting.

The market isn’t broken; it just requires actual skill now.

Here is the ultimate reality check for sellers: Regardless of what you think your house is worth, or what Zillow told you last night, the market ultimately dictates its actual value based on live data. When it's time to price your home or structure an offer, listen to your Realtor. They are the market expert armed with the real-time tools, local MLS access, and pricing analytics necessary to help you be incredibly successful in your real estate journey.

If you're a seller whose home has been sitting past the 83-day market average, it's time to fire the agent who blamed the economy and hire an expert who understands digital target marketing, pricing data, and high-stakes negotiation.

If you're a buyer, stop waiting for rates to drop back to 3% (they aren't) and start taking advantage of the massive inventory pool sitting right in front of you.

Ready to stop listening to bad real estate advice and start winning? Drop us a line, let’s look at the actual comps in your specific neighborhood, and let’s put together a real plan.

Pericos: Best Mexican Food in San Antonio

Why Pericos Mexican Cuisine Feels Like Home: One of San Antonio's Best Mexican Food Secrets

One of the best parts about living in San Antonio isn't just the beautiful neighborhoods, military community, or booming real estate market—it's the food. And if you've spent any amount of time with me, you know that I believe getting to know a city means getting to know where the locals eat.

For our family, that place is Pericos Mexican Cuisine on Bandera.

Recently, we had family visiting from both San Angelo and San Francisco, and there was never a debate about where we were taking them for dinner. Pericos was the easy choice.

Walking through the doors feels a little like walking into Cheers—except instead of everyone knowing your name because you hang out at a bar, they're bringing you chips, salsa, and asking if you want your usual drink. This is definitely our spot where "everybody knows our name."

Normally, we ask to sit in Fausto's section. He's become more than our favorite server over the years; he's part of the reason we keep coming back. He remembers our family, checks in on the kids, and somehow makes every visit feel like we're guests in his home rather than customers in a restaurant.

Fausto wasn't working this visit, but he made sure we were taken care of by introducing us to a young server named Anahi. And wow, did she impress us.

Anahi was handling a table of 16 guests without missing a beat. She was energetic, funny, attentive, and never once let on that she might be stressed. If she was paddling like a duck beneath the surface, none of us could tell. She made our entire family feel welcomed and appreciated.

As for the food? It never disappoints.

I ordered the Pollo Asado, packed with flavor and served alongside charro beans and roasted corn. It was smoky, savory, and exactly what I hoped it would be.

My wife chose the Santos Combo, one of her favorites because it lets you customize your meal with your choice of a taco, empanada, or chalupa. It's the perfect option for anyone who wants a little variety without committing to one thing.

And let's talk about the drinks for a minute.

If you've never had Pericos' famous Italian Margarita, do yourself a favor and order one. It's smooth, refreshing, and dangerously easy to drink. Another crowd favorite is the colorful Parrot Tail, which tastes like vacation in a glass and always seems to make its way onto our table whenever friends or family are visiting.

As a San Antonio Realtor, I spend a lot of time helping families discover not only the right home, but also the places that make this city special. Anyone can tell you about square footage, schools, and property taxes. But knowing where to grab the best margarita, which server treats you like family, and where to take out-of-town guests for an unforgettable meal—that's what being a true local expert is all about.

So, if you're new to San Antonio, considering a move here, or simply looking for your next Mexican food destination, add Pericos to your list.

Just don't be surprised if you see us there.

We'll probably be sitting in Fausto's section, sipping an Italian Margarita, and acting like we own the place.

Have a favorite San Antonio restaurant that feels like home? I'd love to hear about it. After all, helping people find their place in San Antonio means more than finding a house—it's helping them find their community.
